Cornelius Park Apartments are located in Cornelius, a bedroom community struggling to support municipal services due to limited industrial and commercial development. At the edge of the Urban Growth Boundary, Cornelius is surrounded by agricultural operations and has one of the densest concentrations of Latinos and low-income families in the state. The property is located on three sites in the city close to services and mass transit, Centro Cultural and Virginia Garcia Memorial Health Center.

• Financing: USDA Rural Housing Services Section 514/516
• Development costs = $1.4 million ($54,167 per unit)
• Residents must qualify as to income (40% or less of area median family income) and one member of household must be employed in agriculture. USDA rent subsidies available for lowest-income residents. Rent must not exceed 30% of household income.
• Average occupancy rate = 100%
• Amenities: Playgrounds, laundry, community gardens.
